Frankfurt a.M. "Campo Bornheim"

A new urban neighbourhood with flats, commercial buildings, pubs, cafés and restaurants was created on a brownfield site in the city centre. Two buildings listed for preservation and an old residential building were integrated in this project.

Around 679,000 inhabitants (as of 2012) live in Frankfurt am Main, the number of inhabitants permanently increasing. Accordingly, the need for housing is high. The "CAMPO – Am Bornheimer Depot" (CAMPO – at the Bornheim depot) can be found about three kilometres in the north-east of the city centre of Frankfurt in the middle of the urban district of Bornheim. Bornheim’s centre is characterised by a dense Wilhelminian architecture. The blocks of houses are mostly closed and the inner areas of the blocks partly built up. The use structure in the neighbourhood is heterogeneous. By 2003, the project site has been used as a tram depot by the city’s transport operator, "Verkehrsbetriebe Frankfurt".

Project Description

“Campo” is an urban conversion project. The project title “CAMPO – Am Bornheimer Depot” (CAMPO – at the Bornheim depot) covers several subprojects, e.g. the construction of new owner-occupied and rented flats, the restoration and reconstruction of a tram depot listed for preservation and its conversion into a supermarket as well as the restoration of a residential building listed for preservation. Altogether, high-quality multi-storey, commercial and gastronomic buildings were combined on the site.

An ensemble of four buildings with altogether 140 flats was built around the old tram depot. Different architects were commissioned to plan the new four- to five-storey buildings, which has resulted in a varied design of the building parts. Both the order of buildings in terms of urban development and their design and height are oriented towards the Wilhelminian perimeter development of the neighbouring blocks. The existing building fabric is complemented by additional buildings so that a new blockfront is created.

When defining the mixture of housing types, the client attached great importance to a heterogeneous, inner city-oriented structure. The two- to five-room flats vary in terms of floor plan and size from 60 to 160 square metres and are thus attractive to a large range of residents.

An underground car park with 194 parking spaces for residents and supermarket customers can now be found under the old tram depot. In this way, open spaces could be maintained and newly planned. By unsealing areas, further partly private green and open spaces were created especially in the inner courtyard. The front of the old tram depot, listed for preservation, is particularly helpful to preserve the historic character of the area.

In the context of the project, a new and open way north-southwards through the neighbourhood was created. All functional areas (dustbin or bicycle parking places) can be found in the ground floors of the buildings.

Innovations

With this project, revitalising a brownfield site and mixing uses in small areas while taking preservation issues into account has succeeded. The sealed area could furthermore be reduced by 20% so that the project has a positive effect in terms of climate protection and adaptation. As all buildings have been constructed based on the passive house standard and certified as passive houses (Passive House Institute Darmstadt), “Campo” is said to be the largest inner-city passive house project in Germany. In 2013, it was awarded the “Green Building Award”.
