Schwerin „Neu Zippendorf“
As part of an urban restructuring measure, the model estate along the roads “Vidiner Strasse” and “Talliner Strasse”, previously a block-type, five-storey structure, is transformed into an open development featuring individual multiple-storey buildings. This creates new open spaces and a varied range of housing options.

The large housing estate „Neu Zippendorf” was created in the 1970s in prefab architecture. It is located about 5 km from the centre of Schwerin (pop. approx. 99.000) at the south-eastern town fringes between the prefab estates “Großer Dreesch” and “Muesser Holz”. Neu Zippendorf has experienced the greatest population drain of all Schwerin areas, amounting to a reduction of approximately 60% to around 6.100 residents from 1995 to 2004. Before the start of the urban restructuring measures, only 23% of the apartments had been modernized, while the vacancy rate in some of the apartment blocks was as high as 25%. A further reduction of the population was expected for the future. This development is contrasted by the good transport connections via tram and road as well as the integration in an attractive forest and lake landscape. Against this background, the residential quarter along the roads “Talliner Strasse” and “Vidiner Strasse” was declared a key area for building transformation within the urban restructuring process.

Works in the model estate included a fundamental redesign of building and open space structures, the façade and the interior structures. Diverse individual buildings were created from uniform, closed building blocks or rows. All in all, the number of apartments was reduced from 590 to 187. This released a large land potential which is used for the creation of high-quality green spaces.
The remaining apartments are converted and extensively modernized. The result is a broad spectrum of apartment types ranging from two- to four-room apartments with floor spaces ranging from 50 to 120 m². About a third of the apartments will be fitted out for senior citizens.

The architectural transformation of the model estate is embedded in a package of urban improvement measures. This includes the redesign of the neighbouring supply centre at "Berliner Platz“ square. In addition, the connections and transition points to the surrounding landscape are being improved. The surface engineering and urban planning measures are realized with the assistance of Schwerin Council, housing company budgets and the modernization funds available within the state and urban development promotion programmes “Social City” (Soziale Stadt) and “Urban Restructuring in the East” (Stadtumbau Ost).

Unavoidable urban restructuring creates new urban and residential qualities. The radical demolition of existing apartments is used for the consistent adjustment of an entire urban quarter to changed housing needs and housing demand. The building structure is loosened up and the degree of sealing drastically reduced in a location-compatible manner. A marked building edge towards “Hamburger Allee” remains recognizable at the same time.
